Job Description
A well-established residential apartment community is seeking an experienced and dependable Maintenance Technician with strong HVAC knowledge to support the daily maintenance needs of a large multifamily property. This position will be responsible for responding to resident work orders, performing preventative and general maintenance, and troubleshooting HVAC, plumbing, electrical, and other property-related issues. The Maintenance Technician will work as part of an established maintenance team to help ensure the property remains safe, functional, and well-maintained for residents.
Responsibilities:
- Respond to and complete resident maintenance work orders in a timely and professional manner
- Troubleshoot, diagnose, and perform repairs related to HVAC systems and equipment
- Perform general plumbing repairs and maintenance
- Perform basic electrical troubleshooting and repairs
- Complete preventative maintenance throughout the property
- Assist with maintaining apartments, common areas, and property systems in safe and working condition
- Identify maintenance concerns and communicate issues requiring additional support
- Safely operate a golf cart throughout the property to complete work assignments
- Maintain a clean and organized work area and properly care for tools and equipment
- Participate in a rotating on-call schedule to respond to maintenance emergencies
- Respond to after-hours HVAC and other urgent maintenance calls when scheduled
- Provide temporary solutions when an emergency issue cannot be fully repaired immediately
- Follow all company safety procedures, property standards, and maintenance protocols
- Maintain a professional appearance and follow all Midland Falls dress and uniform requirements
Qualifications and Requirements:
- Previous experience in apartment, property, facilities, HVAC, or general maintenance required
- Strong hands-on HVAC troubleshooting and repair experience preferred
- Working knowledge of plumbing and electrical systems
- Ability to diagnose maintenance issues and determine appropriate repairs
- Valid driver's license required
- Clean Motor Vehicle Record (MVR) required
- Ability to safely operate a golf cart
- Ability to provide and properly use personal maintenance tools
- Must have reliable attendance and punctuality
- Must be comfortable participating in a rotating on-call schedule
- Must be able to follow required dress code, including a navy top, khaki bottoms, and appropriate work boots
- Ability to lift, bend, stand, walk, and perform physical maintenance tasks throughout the workday
- Strong work ethic with the ability to work independently and as part of a team

The base salary for this position is $37,440–$21,600, excluding benefits, bonuses, or other compensation. Your final compensation will depend on your skills, qualifications, experience, location, and internal pay equity. Please note, hiring at the top of the range is uncommon to allow room for future growth.
