Director of Financial Incentives + Real Estate | $130K–$150K | West Omaha, NE | Onsite | Direct Hire
A growing real estate development organization is seeking a Director of Financial Incentives to manage their large and growing portfolio of public incentive agreements. This is not a traditional accounting or Controller role. The primary focus is administering and maintaining compliance for programs including TIF, PILOT agreements, property tax abatements, EAT/EEA financing, PIF, CID, and other municipal incentives. The position also provides oversight of tax coordination, outsourced accounting, and cash controls.

What You’ll Do
- Administer and track active public incentive agreements for projects
- Maintain a master calendar of reporting deadlines and compliance requirements
- Prepare reports for municipalities and economic development agencies
- Track incentive distributions and identify potential compliance or clawback risks
- Maintain organized, audit-ready documentation
- Serve as the primary liaison with municipal and agency contacts
- Coordinate tax returns, K-1s, extensions, and documentation with the outside CPA
- Review work completed by the outsourced accounting partner
- Oversee basic cash management and internal controls
Qualifications
- Prior public incentives, grants, or economic development compliance experience required
- Experience with property tax abatements, EAT/EEA, PIF, CID, occupation tax rebates, and/or similar programs
- Ability to interpret incentive, redevelopment, grant, and government agreements
- Strong organizational and project-management skills
- Financial literacy
- Strong Excel skills
- Detail-oriented with excellent written communication and follow-through
- Experience with commercial real estate, economic development, SALT/credits & incentives, or municipal government is highly attractive
- CPA is a plus, but not required
