Are you an experienced affordable housing professional with a strong understanding of LIHTC/Section 42 compliance and application processing? We are seeking a Property Manager to oversee the lease-up and day-to-day operations of a new affordable housing community in Omaha.
This is an excellent opportunity for someone who understands affordable housing compliance, enjoys building strong resident relationships, and is ready to take ownership of a new community. The selected candidate will have the opportunity to train alongside experienced property managers before assuming full responsibility for the property.
Responsibilities:
- Process affordable housing applications and determine applicant eligibility.
- Complete LIHTC/Section 42 certifications, recertifications, and required compliance documentation.
- Verify applicant and resident income, assets, and other eligibility information.
- Support the lease-up of a new, 90-unit, affordable housing community.
- Coordinate applications, leasing activities, move-ins, and resident onboarding.
- Manage resident relations and respond professionally to questions and concerns.
- Monitor rent collection, delinquency, and lease compliance.
- Coordinate apartment turns, maintenance requests, vendors, and general property needs.
- Review vendor invoices, obtain bids, and monitor property expenses.
- Assist with property budgets, financial reporting, and variance analysis.
- Monitor occupancy, vacancies, collections, compliance status, and overall property performance.
- Identify potential issues early and communicate proactively with leadership.
- Maintain accurate property and compliance records.
- Follow established property management, Fair Housing, and affordable housing compliance procedures.
Qualifications and Requirements:
- LIHTC/Section 42 affordable housing experience strongly preferred.
- Experience processing affordable housing applications and determining eligibility strongly preferred.
- Multifamily property management experience preferred.
- Knowledge of income and asset verification, certifications, and recertifications.
- Experience with leasing, resident relations, and rent collection.
- Understanding property budgets, expenses, and financial reporting.
- Strong organizational and attention-to-detail skills.
- Excellent written and verbal communication skills.
- Strong computer skills and the ability to learn property management systems.
- Ability to manage multiple priorities and work independently.
- Affordable housing lease-up experience is a plus.
- Certifications such as HCCP, SHCM, TCS, C3P, or COS are a plus.

You are proactive, organized, financially responsible, and understand how occupancy, collections, expenses, and compliance all impact the performance of a property. You also know how to provide strong resident service while consistently and professionally enforcing community policies.

The pay range for this position is $26.00-$30.00, excluding benefits, bonuses, or other compensation. Your final compensation will depend on your skills, qualifications, experience, location, and internal pay equity. Please note that hiring at the top of the range is uncommon to allow room for future growth.
